Job Summary:

In accordance with general directions and established procedures, performs a variety of skilled and semi-skilled maintenance duties related to the operation, repair, testing, inspection, installation and preventive maintenance of equipment/machinery, appliances, building fixtures and infrastructure. Performs skilled electrical work within parameters of a Journeyman’s card. Responsibilities include installing, maintaining and repairing electrical, plumbing, boiler and HVAC equipment/systems, and testing and troubleshooting same to determine proper operation. Performs and documents on-going preventive maintenance. Performs duties of other Maintenance and Grounds positions as required. Obtains quotes and coordinates the work of outside contractors.

Minimum Requirements:

  1. High school diploma or G.E.D.

  2. Current, valid Journeyman’s card … obtained through an approved apprenticeship program, or State of Michigan licensure in this Trade.

  3. Valid Michigan driver’s license and a driving record acceptable to MHG.

  4. Three to five (3-5) current, continuous years of demonstrated, related work experience. Medical facility experience highly desirable.

  5. Ability to obtain, within 12 months of meeting the MECH program experience criteria, the appropriate level of MECH certification.

    Skills, Talents and Abilities:

  6. Working knowledge of electrical and plumbing systems, including compressors, heat pumps, motors, air handlers, etc.

  7. Working knowledge of federal, state and local regulations, e.g. Basic Electrical Code with Michigan Amendments, B.O.C.A. National Building Code, NFPA, OSHA, Right to Know, Confined Spaces, Hazardous Waste, Lock-Out/Tag-Out, etc.

  8. Ability to read/interpret electrical and plumbing engineering drawings, and equipment specifications. Ability to draw wiring schematics.

  9. Excellent verbal and written communication skills.

  10. Computer skills necessary to access equipment repair/maintenance records, Intranet FSR’s, HealthStream in-service programs, etc.

    Equipment Used:

Various Trades equipment/tools, vehicles, computer, etc.

Working Conditions:

  1. Regular standing, stooping, bending, pushing, reaching and kneeling.

  2. Ability to lift objects up to 50 pounds.

  3. Ability to climb ladders.

  4. Extreme exposure to temperature and precipitation when performing grounds related and building exterior responsibilities.

  5. Use of chemicals, e.g. boiler water treatments, etc. with associated odors and hazards.

Documents work assignments via completion of Facility Service Requisitions (FSR’s), Daily Report Forms, and/or other means as required by management. Maintains Department files, records and reports as required.

Performs a variety of skilled electrical duties similar to the following … must be

  • able to properly select overload protection for various single and 3-

phase wiring systems;

  • able to layout and install convenience outlets, switch boxes, panel boards and lighting systems;

  • familiar with single and 3-phase motor and motor control circuits … and be able to properly size the various circuit protective devices applicable to such circuits

  • able to read and interpret conventional ‘ladder’ diagrams as found in maintenance manuals … and be required to use these diagrams to wrie and/or troubleshoot electrical equipment;

  • familiar with main switchgear, emergency transfer switches and circuits … and be qualified to work with 480 volt/3-phase electrical distribution equipment and systems;

  • familiar with common electrical test equipment, including clamp-on ammeters, continuity testers, etc.;

  • able to troubleshoot existing building circuits;

  • able to work with and bend conduit tubing.

Performs a variety of other skilled and semi-skilled maintenance duties similar to the following:

  • refrigeration services AC systems and components including compressors/

condensers/valves/coils/heat pumps/thermostats/fans/wiring/

control systems/etc.;

  • plumbing installs and repairs toilets/Sloan valves/faucets; opens and repairs

plugged drains and sewer lines; installs copper fittings;

  • carpentry installs doors/walls/windows/etc.; cuts/fits wood; hangs drywall;

installs door locks;

  • painting including drywall repair; hole/crack patching;

  • roofing performs temporary and permanent repairs;

  • grounds assists with all grounds related work, e.g. spring/fall clean-up, snow removal, etc.

Note: These examples are not all inclusive … similar, related work may be assigned.

Performs routine rounds/inspections of the hospital, grounds and other facilities. Reports and/or takes corrective action of observed facility repair needs. Performs scheduled preventive maintenance.

Maintains shops, equipment and facilities in a clean, orderly condition.

Requisitions supplies/parts/tools as needed. Exercises prudence in purchasing decisions/ recommendations. Tests and/or recommends equipment and procedural changes.

Performs tasks in a safe manner. Uses required personal protective equipment. Properly maintains and uses equipment in a safe, appropriate manner.
